Morning by the sea
I would start a walk around Altea on the promenade by El Bol beach, right below the old town. From here you see the whole bay, from Albir to the Mascarat cliffs, and the water by the shore is clear. The beaches here are pebble, not sand as in Benidorm: anyone who wants soft sand goes to Albir or Benidorm, ten to fifteen minutes away. In return the sea at Altea is clean, and in 2026 four of the town's beaches won the blue flag: Cap Blanc, El Bol, La Roda and L'Espigó. Cap Blanc stretches towards Albir, and to the north lie the small coves of La Olla and Cap Negret. For those who keep a boat, the town has its own yacht club and another harbour by Mascarat.
One August night this promenade changes. The Castell de l'Olla fireworks are set off over La Olla bay, and for twenty minutes tens of thousands of people watch from the shore and from boats. In 2026 it took place for the fortieth time.
Up to the blue dome
From the sea, the white streets of the El Fornet quarter climb upwards, steep and pedestrian. You leave the car below, and at the top stands the church of Our Lady of Consolation. Its dome is covered in blue and white tiles, and for it Spanish journalists call Altea the Spanish Santorini. The church was built at the start of the 20th century on the site of a 16th-century church, and next to it are two viewpoints from which the bay lies before you like the palm of your hand. In 2023 National Geographic named Altea among the twenty most beautiful small towns in Spain.
Around the old town lives the Altea of artists. The Faculty of Fine Arts of Miguel Hernández University is here, the poet Rafael Alberti once lived here, and in the evening you can go to the Palau Altea concert hall for a concert, an opera or a musical; the windows of its foyer look out on the mountains. This is what sets Altea apart from its resort neighbours: people live here all year round, not only in summer. The town has about 24,000 residents, almost 38% of them born abroad, so you hear many languages in the street, but the town stays Spanish.
Up to the hills, where the new homes are
Behind the town rises the Serra de Bèrnia, a protected natural landscape. A trail leads to the natural tunnel of the Forat de Bèrnia with its viewpoint, and in the heat people drive to the waterfalls and pools of Les Fonts de l'Algar in neighbouring Callosa d'en Sarrià. Altea itself has had a nine-hole golf club since 1976.
Between the sea and the mountains, on the slopes above the bay, lies the gated community of Altea Hills. Here and next to it stands almost all of the town's new housing: villas with their own pools and terraces looking over the bay. The town grows not upwards but along the slopes.
Everyday life: roads, doctors, schools
Benidorm is about 12 kilometres away, a quarter of an hour by car, and Alicante airport about 70 kilometres, a little over an hour on the motorway. The tram from Benidorm to Dénia runs through the town, with no change since January 2025.
Altea and Altea la Vella have their own health centres. The nearest public hospital, Marina Baixa, is in Villajoyosa, about 20 minutes by car, and two large private clinics, IMED Levante and HCB Benidorm, are in Benidorm, a quarter of an hour away. The town has two public secondary schools, and the British Sierra Bernia School, teaching ages 3 to 18, has been running in neighbouring l'Alfàs del Pi since 1973.
What notarised sales show
Altea and its neighbours in notary data, July 2025 to June 2026, data as of 18.09.2026
| Indicator | Altea | Calpe | Benidorm | Finestrat |
|---|---|---|---|---|
| Home sales in a year | 563 | 954 | 1,955 | 621 |
| Metre, whole market, average | 2,946 € | 2,905 € | 3,074 € | 2,774 € |
| Metre, whole market, median | 2,571 € | 2,750 € | 2,640 € | 2,857 € |
| Metre in new builds | 7,127 € | 4,822 € | 7,239 € | 3,073 € |
| Average sale | 392 441 € par 133 m² | 329,547 € par 113 m² | 232 942 € par 76 m² | 379 249 € par 137 m² |
| Share of new builds in sales | 2.3% | 4.8% | 8.4% | 49.1% |
| Share of houses in sales | 27.9% | 25.5% | 3.9% | 24.3% |
| Foreign buyers | 63.9% | 71.8% | 37.3% | 77.6% |
| Price rise over the year | +6.3% | +5.8% | +14.9% | +11.0% |
A typical purchase in Altea is a 133-metre home for 392,441 euros, almost twice as spacious as in Benidorm, and one sale in four here is a house, not a flat.
The key figure in the table is the share of new builds: 2.3%, or 13 sales in a whole year. Hardly any new developments are built by the sea here, new homes appear one at a time, and on average such a purchase cost 830,627 euros for 117 metres. With thirteen sales it is a guide, but the order of magnitude is clear: a metre in a new home here is on a par with Benidorm, not with neighbouring Calpe.
The market, though, is calm: over the year prices rose 6.3%, half as fast as in Benidorm and Finestrat. Two sales out of three are signed by foreigners, most of all Dutch (18.5%), Belgian (13.3%) and British (9.3%) buyers. The median buyer is 52. I explained how to read notary prices in the article on real sale prices on the coast.

At Infinity Villas the pool sits right on the roof of the house, and you swim looking out over the bay; below there is a garage for two cars and four bedrooms. This is the lowest price for a new villa in Altea: from 790,000 euros.
Anyone who wants to live in their own house this winter looks at Villa Sa Roqueta and Villa Saona: both are ready to move in. Saona has underfloor heating throughout the house except the lower level, the house is heated by aerothermal energy, and a thousand-metre plot gives a sense of space that is almost impossible to find in Altea. Blanc Altea, with its 405 metres and 145 metres of terraces, is in my view a house for a big family and for guests: the terrace with the pool looks over the bay.
Who Altea suits
Those for whom a home by the sea means beauty and quiet above all, not the bustle of the beach: Altea is intimate, green and very beautiful. Those looking for a second home for the season who want life around them all year round, with concerts, exhibitions and restaurants. Families who need a British school nearby. And those choosing a villa with its own pool and a view of the bay who are ready to pay for the fact that such a house is a rarity here.
If your budget is under 790,000 euros or you need a flat by the sea, I would look at Calpe, Albir and Villajoyosa; I wrote a separate article on Villajoyosa.
What it means for a buyer
Altea offers what people pay most for on the coast: a beauty that cannot be built again and the rarity of a new home. Six new villa projects are on sale now, and in two of them the houses are already ready to move in. If you are looking at Altea, I will show you the houses in person and compare them with villas in the neighbouring towns. Your price is the same as with the developer, and my fee is paid by him, not by you. Why you are better off with me than without me.
