Picture a couple who have been coming to Calpe every October for three years. Each time it is the same: a rented flat looking at the building opposite and a balcony where two chairs barely fit. In the evening they walk down to the sea, watch the sunset and go back to someone else's walls.

But that is exactly where life happens from April to October: morning coffee, an evening swim, dinner with the children when they fly in. The flat itself stays calm: three bedrooms, a living room and a kitchen, with no wasted metres.

«And how do guests get up there, through the bedroom?» No. The roof is reached both by the stairs from the flat and by lift, through a separate armoured door from the common area. Guests go up without passing through your home.

«And in winter?» In winter it is warm inside. Underfloor heating with a thermostat in every room, climate control on aerothermal energy; lights, climate and curtains are run from your phone. In January this is a flat to live in, not just a summer home.

Half an hour later they walk down to the sea. The water is four minutes away.

A year later

Picture the same couple a year later. October, evening, the eighteenth floor. The keys to the rented flat are a thing of the past. They go up to their own roof, switch on the pool lights, and the sun sets just as it did on their first evening. Only now they have nowhere to go back to.

Now let us do the numbers

On top of the price come 10% VAT and 1.4% stamp duty, plus notary and registry fees.

How to pay. A reservation of 3,000 to 15,000 euros, which counts towards the price. On signing the contract, 20% plus VAT minus the reservation. Before the keys, another 20% in two payments of 10% from a Spanish account; if you have no euro account in Spain, this 20% is paid at once when the contract is signed. The remaining 60% at the notary, when you get the keys. More than half of the price you pay for a finished flat you have already seen with your own eyes.

Who is nearby

Calpe has other flats with a roof terrace. In Towers Calpe a penthouse with a 100 m² solarium costs from 1,100,000 euros, but the sea is about 700 metres away there and the keys come in 2028-2029. At Isea Views the roof is 58 m² larger, the sea is four minutes away and you can move in as soon as next year. If you do not need a roof but a finished flat by the water, look at Seaway Tower: from 645,000 euros, about 250 metres from the sea. There are also finished three-bedroom flats in JADE, from 670,000 euros.

Who it suits

A couple with grown-up children and grandchildren who fly in for the summer: the roof takes a table for the whole family, and nobody is cramped.

Those moving to the coast for good who want to live by the sea all year round, with underfloor heating and aerothermal climate control.

Those who want to move in within the next few months rather than wait two years for construction.
