The list price is the same for everyone
The agent's fee sits inside the developer's sales budget long before the project reaches the market. Whether you come alone or with me, the contract price does not change by a single euro.
So the right question is not what this home costs, but what you are comparing it with.
What does change is your view of the market
Going direct, you see exactly one development. Nobody in that sales office will tell you that in the complex next door, for the same money, the floor is higher, the views are better, or a similar home costs forty thousand euros less.
So that this is not just a phrase, here is today's snapshot. I keep the database for the whole coast between Alicante and Dénia: more than sixty developments. In the Benidorm area, from Villajoyosa to Altea, I currently have 30 complexes with 328 available homes between apartments and houses.

Today's minimum entry price
| One-bedroom apartment | €254,000 |
| Two-bedroom apartment | €322,900 |
| Three-bedroom apartment | €420,000 |
| Townhouse | €425,000 |
| Villa with pool | €585,000 |
This is the market against which the home you were shown in one single sales office has to be measured.
The list price and the final terms are not the same thing
A buyer walking in off the street sees 420,000 and can only ask one thing: is there a discount?
I work with these developments every day and I know where that question is pointless and where there is something to talk about. Sometimes it is a discount. Sometimes it is furniture, appliances or other terms. Sometimes nothing can be had, and I will tell you so plainly.
Payments work the same way. The standard schedule is where the conversation starts. If a different deadline or a different split suits you better and the developer is willing to discuss it, I discuss it.
Because a good purchase is not only the price of the home. It is also the terms on which you buy it.
Once the home is chosen, the details remain
The parking space, for instance. If a specific space comes with the home, I look at how easy it is to drive in, whether there is a pillar beside it, whether a large car fits comfortably, how far the lift is. I look at where the storage room sits.
If I see a better option, I ask whether it can be swapped.
I do not only look at how much you pay. I look at what exactly you get for that money.

The moment you come in
I work with these developers continuously, so on some projects I have the floor plans, the prices and the list of reservable homes before the official sales launch.
And here the advantage is not necessarily a discount. At the start, the right to choose first is worth far more.
While the development is not yet on the portals and mass advertising has not begun, my buyer can already compare specific homes: floor, orientation, views, layout, garden or solarium, and reserve the one that fits.
In other words, choosing not from what is left after the launch, but from what was there before it.
The human factor
To the sales office, a buyer off the street is someone they met for the first time today.
I come to these developers constantly. Today with one client, tomorrow with another. To them I am not a random buyer but a partner they have worked with for years.
That does not mean there is a secret price list. It means I hear about new launches earlier, I get plans and available homes, I understand where it makes sense to wait, where terms can be discussed, and who to go to when the sales agent's standard answer is no.
Hear about launches first
On Telegram I write about new phases and sales launches before they reach the site, plus my reviews from building sites.
Subscribe on TelegramAnd finally, choosing the home itself
The spread inside a single building can be enormous. A real example: all four figures come from the same September price list, in a complex in Sierra Cortina, Finestrat.

One complex, one price list
| Two-bedroom home on the first floor | €440,000 |
| The same home on the ground floor with a garden | €450,000 |
| Two-level ático with a 59 m² solarium | €630,000 |
| Villa with a pool and its own plot | €690,000 |
Between the apartment and the ático there is a 190,000 euro gap. And the villa with a pool sits only 60,000 above the ático.
Which is the better buy? If you are buying to live there, the solarium may be worth every extra euro. If it is an investment, the question is different: will those 190,000 come back through higher rent and a better resale price?
If two homes will compete for roughly the same tenant and one of them demanded 190,000 more capital, I want to understand what exactly you are paying extra for. And sometimes it is the other way round: good views, a large garden or a rare top-floor home create something with almost no alternative, and the market pays more for it.
What I look at
The entry price, the floor, the orientation, the views, the layout, future competition, rental potential, liquidity and the alternatives for that same money.
My goal is not to sell you this particular development. If there is a stronger option for the same money, my job is to show it to you.
I promise no miracles: I do not write the price list. But wherever I see room to negotiate, I always test it. Sometimes the developer says no. Sometimes my buyer gets a discount, an extra or better terms. The chance to get more for my buyer is one I never let pass.
That is why you are better off with me
Sometimes it is peace of mind: the price is the same and I walk the whole way from reservation to the notary for you. And sometimes it is real money: a discount, or simply not the floor you would have overpaid for.

- Choice is not shrinking, but prices are rising: what changed in a month between Alicante and DéniaI recounted the same new builds from Alicante to Dénia a month later: choice has not shrunk, and in the same buildings prices rose more often than they fell.

Where the numbers come from
The snapshot figures are from 16 September 2026 and come from the developers' own price lists. In new builds the list price never includes VAT: on purchase you add 10% VAT, around 1.4% stamp duty and notary and registry fees.
