How many deals and in which years

I analysed data from the General Council of Notaries of Spain for 2022-2025. Over four years Ukrainian citizens signed 14,399 home purchases. By my calculation their approximate total value is €1.8-1.9 billion.

In 2022 Ukrainians signed 2,708 purchases, in 2023 it was 3,337, in 2024 4,135 and in 2025 4,219. Over four years the annual number of purchases grew by about 56%. In 2025 that is on average 11-12 homes a day.

Data for 2026 are not yet included in these statistics.

More than half in one region

The largest concentration of Ukrainian buyers is in the Valencian Community. Of the 14,399 purchases, 8,211 were signed here. That is 57% of all Ukrainian home deals in Spain.

By my calculations based on notary data, the total value of homes bought by Ukrainians in the region is about €1.01 billion: 5,517 deals in Alicante province, about €712 million; 2,297 in Valencia province, about €261 million; 397 in Castellón province, almost €37 million.

So 38.3% of all Ukrainian home purchases in Spain fall to Alicante province alone.

Deal counts are official notary statistics. Shares are arithmetic on those counts. Euro values are my estimates from notary data, not a sum published by the notaries; for the rest of Spain it is the difference between the total and the region.

As of 30 June 2026, 62,831 Ukrainian citizens officially lived in Alicante province, about 18% of all Ukrainians with valid residence documents in Spain.

These figures cover different periods, so they cannot tell what share of Ukrainians own their home. But the concentration of deals is visible. Alicante's share of home purchases is more than twice its share of Spain's Ukrainian population.

Where exactly they buy

In 2025 Ukrainians bought 298 homes in the city of Alicante, 122 in Orihuela, 89 in Benidorm, 50 in Villajoyosa and 42 each in Calpe and Santa Pola.

In Benidorm, over the year as a whole, Ukrainians became the largest group of foreign home buyers, with 89 deals.

What an average deal costs

The average Ukrainian deal in Alicante province in 2022-2025 was about €129,000. This figure differs a lot from the prices a new-build buyer sees today in the north of the Costa Blanca, and there is a reason.

Alicante province combines very different markets. The city of Alicante itself is large, a university city with a big stock of resale homes. There are Torrevieja, Orihuela and other towns, each with its own supply structure. At the same time, in the north of the Costa Blanca there are areas where a lot of new housing is being built and prices are quite different. So the provincial average does not show what a typical new build near Benidorm costs.

The average Ukrainian deal also grew. In the fourth quarter of 2025 in Alicante province it was already about €160,000.

Who is behind the 14,399 deals

As of 30 June 2026, 353,009 Ukrainian citizens held valid residence documents in Spain. Of them, 262,782 were under temporary protection.

At the same time, almost 79% of home deals in 2022-2025 were signed by residents of Spain: 11,370 against 3,029 by non-residents.

Temporary protection and resident status do not contradict each other. A person can be under temporary protection and be a resident of Spain at the same time. And these data say nothing about where the money for the purchase came from.

Among my clients there are people who sold property in Ukraine and business owners whose capital was built before the move. Some still run a business in Ukraine, some work on the international market. A passport or resident status cannot tell you the source of funds.

So behind the 14,399 deals there are people with different incomes, sources of capital and life circumstances.

What Ukrainians with bigger budgets buy

Official data show the number and value of deals, but not the criteria people use to choose a home.

In my work with new builds in the north of the Costa Blanca, the budgets of part of my Ukrainian clients are well above the provincial averages.

One such place is Finestrat, a municipality in Alicante province bordering Benidorm. Outside the region its name is far less known, although in recent years a lot of new housing has been built here.

In 2026 the typical budget among my Ukrainian clients for new apartments in Finestrat is about €400,000, and for modern villas from €700,000. These figures refer to a specific segment of new-build buyers and do not describe all Ukrainians buying homes in Spain.

Among buyers with bigger budgets there are many people who lived in modern complexes in Kyiv and other big cities before the move. They are used to panoramic windows, modern building systems, landscaped grounds, a gated site, places for sport and rest. Some keep working online, so they need a proper workspace, and some complexes have coworking. For families with children a gated site matters, where a child can walk to the pool, the sports court or the playground alone.

Older housing stock does not always meet these requirements. So buyers with bigger budgets who want exactly a modern format look at new builds more often. This partly explains the gap between the €129,000 average in Alicante province and the much higher budgets of part of Ukrainian new-build buyers.

Why they choose the Costa Blanca

Climate and sea were advantages of the Costa Blanca long before 2022. In recent years another factor has been added: a large Ukrainian community has formed here.

From what I see, in Finestrat, Benidorm and neighbouring towns Ukrainian has become part of everyday life. Ukrainian children study in the schools, Ukrainian doctors, dentists, tradespeople, coaches and other specialists work here. Restaurants, bakeries, sports clubs and home services have appeared.

After moving, people have to sort out ordinary things again: school, a doctor, sport for the children, daily life. When there are people nearby you can turn to in Ukrainian, adapting is easier. Especially for families with children.

For people who ended up in another country because of the war, this has a very practical meaning. You do not have to start absolutely everything from scratch, and it is easier for children to enter an environment where they do not feel like the only foreigners.

What this €2 billion shows

Over four years Ukrainians signed 14,399 home purchases in Spain worth about €1.8-1.9 billion. More than half were in the Valencian Community.

But buying a home in Spain does not automatically mean deciding to stay here for good. Some Ukrainians live between two countries. Some brought their families to Spain but keep working or running a business in Ukraine. For some, a home in Spain became a solution for a period whose length was impossible to foresee in 2022.

Notary statistics record the deal, but not the reason for it or the person's further plans.

So €1.8-1.9 billion shows the scale of home buying by Ukrainians in Spain, but does not answer how many of these people link their future with it. For many the answer still depends on when and how it will be possible to return home.
