First-grade cladding in bathrooms, kitchen and terraces.
Kitchen integrated into the lounge, wall and base units, all appliances installed: fridge, dishwasher, ceramic hob, oven, decorative extractor and washing machine. China sanitaryware with single-lever mixers, basin with worktop and vanity unit, shower screen installed. VHF, UHF and FM TV aerial, phone and internet in bedrooms, living-dining room and kitchen.
Electric aluminium roller blinds in all bedrooms. Ducted climate control throughout, with air conditioning and heat pump. Electric underfloor heating in bathrooms. Penthouse terraces have a water point, drain, aerial and phone socket. Pre-installation for future telecoms.
Lift with automatic doors running down to the building's basement. The development is fenced all round; shared areas include a full garden, a ground-level pool reached from every staircase, non-slip footpaths and a motorised vehicle gate.
High-end Bticino Light Tech or Gira E2 type switches. Lacquered designer interior joinery.

How I assign classesLa Vila Azul in Villajoyosa: a small building of just ten homes, with its own garden and pool behind a fence. It is 550 metres to the sea, and keys are due in the first quarter of 2027. It suits anyone who wants to live near the sea without a big complex and a hundred neighbours.
The building stands on the avenue to l'Alfàs del Pi, in a new district. The beach is a short walk. A hundred and ten metres away another small building is going up, Sea Gardens. The quarter is taking shape from equally low-rise blocks.
Similar two-bedroom apartments in town are collected under Villajoyosa, two bedrooms.
Apartments run from the first to the fifth floor, two per landing, and the two on top have a rooftop solarium. There is no queue for the lift, and you will know your neighbours by name within the first week.
Apartment 1-B combines a lounge-kitchen, two bedrooms, twin bathrooms and nearly twenty metres of terrace. The bedrooms differ in size: the larger one for the owners, the second for children or guests.
Heat-pump air conditioning runs through ducts across the whole apartment, and the bathrooms have electric underfloor heating. Windows are double glazed; on the street side the glass cuts solar heat and sound, and the bedrooms have electric blinds.
The kitchen is open to the living room and comes with every appliance, from fridge to washing machine. All bedrooms have wardrobes. A fence surrounds the plot; inside are the garden pool, a remote-controlled car gate and a lift reaching the basement.
The two apartments are close per metre; the price gap pays for the extra space.
Nearby buildings are larger with cheaper entry points; La Vila Azul wins on scale: ten households sharing one garden and one pool.
A couple after seaside life in a small building where neighbours know each other by name. A family with one child: the child has a bedroom, and the pool is right below the windows, inside the fence. Winter visitors who appreciate not having to equip the home.
Those wanting big resort-style complexes with clubhouse and fitness room will prefer the neighbouring projects.
