How I assign classesMirador del Peñón in Calpe is a new build of ten two-bedroom apartments, one per floor. Each has a large terrace opening from the living room and the main bedroom. The beach is about 500 metres away on foot.
It stands on Calle Benitatxell, with Cantal Roig as the nearest beach. If you drive, street parking is not your problem: a garage space under the building comes with the apartment. All town projects with prices: Calpe.
All apartments share one layout: lounge with kitchen, two bedrooms, two bathrooms, plus a terrace along the lounge and main bedroom. Your door is the only one on the landing. The terrace faces east and gets the morning sun.
The terrace makes up a third of the area. Think of it as an outdoor lounge, with a table for dinner, loungers and space for friends.
The tenth-floor apartment also gets the roof. Up there is its own 52 m² solarium with a jacuzzi, a summer kitchen and a barbecue, reached by private stairs.
Water-based underfloor heating covers the whole apartment and runs on aerothermal energy. The ducted cooling works in three zones, each with a thermostat. A smart-home system controls lighting, climate and blinds from an app or by voice.
The kitchen comes furnished with built-in appliances: fridge, oven, microwave, induction hob, hood and dishwasher. Showers are flush with the floor, with Porcelanosa tiles and sanitary ware. Light fittings are included.
Aluminium windows have low-emissivity double glazing, with motorised blinds in bedrooms and lounge. Inner walls are insulated with mineral wool, the front door is armoured and wardrobes are fitted. A shared pool and garden sit in the courtyard, and each apartment gets a garage space and storage room in the basement.
Neighbouring projects are much larger. Mirador del Peñón is the opposite: a small building, ten households and its own pool. More homes near the sand: beach within walking distance.
People relocating to the coast year-round: underfloor heating for winter, the beach on foot in summer.
Anyone who values privacy: one apartment per floor and very few neighbours.
Hosting guests: there are two bathrooms, so guests do not share with the owners, and the terrace easily takes a table for everyone.
If you need three bedrooms, look elsewhere: every flat here has two. The same goes if you need keys now, as handover is in the second quarter of 2028.
