Three phases of one village
Talasa is not one building but a village of three phases, and here you choose not only the flat but also the year you get the keys. The first phase, Caelus, is handed over in February 2027. The third, Terra, will be ready by the end of 2028. The second, Caelus II, comes last, around 2029: construction is only starting and its prices are the lowest in the village.
I will show you the village the way I show it to clients: from the gate to the roof, and then we walk down to the sea.
The gate and the garden
The first thing you notice past the gate is the gardens of local plants and the areas for sport and yoga. Cars stay at ground level, under the buildings or under pergolas, the spaces are already wired for charging an electric car, and bicycles get a covered rack with e-bike charging.
Then come the pools, the club, a pétanque court, a playground and a quiet reading area. And there is something unusual for our developments: community vegetable gardens where residents keep their own beds, and a dog spa, so the sand from the beach stays downstairs and not in the living room. Terra adds a gym and a sauna.

The flat
The morning here starts with a button by the bed: the bedroom blind goes up by itself and the room fills with light from the terrace. Two-bedroom flats have two bathrooms, so at eight in the morning nobody waits for anybody at the door.
The building is made for living all year, not for two weeks in summer. Ducted air conditioning is installed in every flat; it heats in winter and cools in summer. Hot water comes from aerothermal energy, a heat pump that takes heat from the air and uses noticeably less electricity than an ordinary boiler. The kitchen has an induction hob and a quartz worktop, and the floor is your choice of laminate or porcelain tile.

A roof that pays for the electricity
The development's solar panels work for the residents themselves and cover about 59% of average consumption. For a flat by the sea, where the air conditioning runs in summer and winter, that is a noticeable part of the electricity bill.
Some top-floor flats also have a roof of their own: a solarium with room for a table for the whole family and sun loungers. A two-bedroom flat with a 47.6-metre solarium in the second phase costs 443,000 euros.

The way to the sea
From the village to the Almadraba beach it is about 850 metres. It is a long beach of golden sand and calm water, easy for children. On the front line Talasa is building its own beach club, Puerto de Talasa, for residents of all three phases: a pool, showers and changing rooms, lockers, bike parking and a club where you can hold a birthday party. Towels and beach things can stay in the locker, so you walk to the sea empty-handed.
The centre of Dénia, with its port, castle and restaurants, is about a quarter of an hour by car.

Hear about launches first
On Telegram I write about new phases and sales launches before they reach the site, plus my reviews from building sites.
Subscribe on TelegramThe one-bedroom flat for 254,000 euros opens my selection of the most affordable new builds: there is no cheaper new flat to live in from Alicante to Dénia right now. If what matters is getting to the sea for the least money, start with it.
But the cheapest metre in the whole village is not in the cheapest flat. The two-bedroom flat in Terra for 367,500 euros comes with a 96-metre terrace, and the metre* works out at 2,078 euros: you get a second living room in the open air almost for free. The second phase is similar, where a 70-metre terrace brings the metre* down to 2,682 euros. And if you want your own garden, there is the townhouse in the second phase, where the 127-metre garden is not even counted in the metre.
Prices in the second phase have risen 5% since April 2026, so waiting here costs money. VAT of 10% and stamp duty are added to the price, plus the notary and registry.
How you pay
In the first phase and in Terra the schedule is gentle: a reservation of 3,000 to 15,000 euros depending on the price, 20% on signing the contract, another 20% in two payments of 10% before handover and 60% when you get the keys at the notary. So before the keys you put in 40% of the price, and you pay the bulk for a finished flat.
Who is nearby
In El Verger itself another new development is on sale, Edenia I: two-bedroom flats from 333,000 euros with parking included, about 900 metres from the beach. For anyone who needs a third bedroom it is better value: a three-bedroom flat there costs from 395,000 euros, and in Talasa from 470,000. Talasa is stronger with its beach club, vegetable gardens, solar panels and a choice from a one-bedroom flat for 254,000 to a townhouse with a garden.
By notarised sales, the metre in new builds in Dénia averaged 3,789 euros over the year, and the metre* at Talasa, from 2,078 to 4,233 euros, sits around that figure, but with a beach club thrown in.
Who it suits
A couple moving to the sea for good who want a new one-bedroom flat for under 260 thousand euros. A family with children who care about the vegetable gardens, the playground, calm water at the beach and a townhouse with a garden where the child runs around the yard, not the stairwell. And buyers planning several years ahead: the second phase is handed over around 2029, its entry price is the lowest in the village, and prices there have already risen 5% since April.
What next
If Talasa speaks to you, write to me: I will send the plans for the phase you want and the full purchase calculation with taxes. Your price is the same as at the sales office, and I will help you choose the phase, floor and side of the building. Why you are better off with me than without me.
