In-situ reinforced concrete frame with waffle slab. White-toned façade: an air cavity with rock wool insulation between the outer wall and the inner lining, plasterboard inside. Plasterboard partitions inside, brick with rock wool and plasterboard on both sides between flats.

Garage: automatic door, carbon monoxide detectors, extraction and fire suppression, EV charging pre-installation.
Shared area: pool, spa, sun loungers and parasols, outdoor gym, gardens and playground, CCTV.

How I assign classesAster II in Villajoyosa: a completed residential complex by the sea with two very different homes. The first is on the ground floor, with one bedroom, a garden and a terrace larger than the flat itself. The second is a three-bedroom penthouse on the sixth floor with its own solarium. The building is handed over, so there is no wait for construction to finish. Every home in the complex already has an owner. The prices below come from the January 2026 price list and serve as a reference for comparing with the neighbours.
Aster II belongs to a newer part of Villajoyosa, with several other developments rising around it. From the complex to the water is 420 metres, an easy walk. One-bedroom flats across the town are easy to compare on the page Villajoyosa, one bedroom.
Inside are a lounge with kitchen and one bedroom. From the lounge you step onto a 72 m² terrace, and past it lies a private 41 m² garden. The terrace is roomier than the rooms themselves. It becomes the main room of the home: a long dining table, sun loungers, pots with a lemon tree and herbs.
There are few square metres under the roof, so cleaning is quick. Life from spring to late autumn happens outside, in the garden and in the open air.
A penthouse on the sixth floor: three bedrooms, a covered and an open terrace and a 79 m² solarium. The solarium is more than half the area of the flat itself. It is a second floor of outdoor living. Morning coffee in the sun, dinner with friends, sunbathing without going down to the beach.
People choose this format when the whole family comes to the sea. Three bedrooms for children and guests, and in the evening everyone gathers upstairs.
Both homes come with a garage space and a storage room, each with its own number. The kitchen is fully equipped: quartz compact worktop, Bosch or equivalent appliances, including dishwasher and washer-dryer. Aerothermal climate control sends warm and cool air through ducts. Bathroom floors are electrically heated, and the main bathroom has a rain shower.
Windows are aluminium with a thermal break and Climalit glass, bedrooms have shutters, and the entrance door is armoured. Electric car charging is prepared in the garage. The shared grounds have a pool, spa, sunbathing area, outdoor gym, gardens with a children's play area and video surveillance.
For the penthouse the metre of 3377 € is lower because of the 79 m² solarium; by living area alone it is 5926 €.
With 10 % VAT this comes to 374,000 € and 913,000 €. The garden of the ground floor flat is not part of the metre: it is your extra space on top of the calculation.

The garden flat suits a couple or a single person who spends half the year by the sea and lives more outdoors than indoors. It also suits a dog owner, as the dog walks straight from the lounge into the garden. The penthouse suits a family visited by grown-up children and grandchildren. And anyone who wants their own place in the sun at home.
