Reinforced concrete foundations and frame to seismic regulations. Façade: outer brick, insulation, air cavity, Pladur dry lining inside, monolayer render outside. Pladur partitions, brick with plasterboard and insulation between flats; suspended ceilings.
PVC windows with thermal break and double glazing, push-button motorised blinds in bedrooms, lounge and kitchen, a utility enclosure on the terrace with an aluminium door. White lacquered doors, lined built-in wardrobes, armoured front door.
Terraces in non-slip porcelain, solariums with artificial grass, ground-floor gardens with lawn and their own gate. Laminate floors to choose, porcelain in bathrooms and on stairs.

External lifts, walkways and stairs to every floor.
A gated complex (phase 2 catalogue: «comunidad privada y cerrada»). Surface parking within the grounds, one space per flat, remote-controlled motorised gate and pedestrian entrance. TV and data in the lounge and bedrooms. Solar panels for communal services.

How I assign classesEden Beach in La Mata, Torrevieja, is a gated scheme of two-bedroom flats and three-bedroom áticos, each ático with its own solarium. The brochure puts La Mata beach 700 m away. Every flat has an assigned parking space inside the grounds.
The scheme sits in the Torrevieja district named after its beach. The distance to the sea comes from the brochure; I have not measured the route. Even so, it is a walkable distance, and the beach needs no car. To compare across the whole town, see Torrevieja: two bedrooms.
The plan for flat 22 shows a living space with kitchen and dining table opening onto the terrace. Two bedrooms sit next to it. This layout has a single bathroom. Flats at each end of a floor are larger, and corner flat 41 already has two bathrooms. On the terrace a utility gallery with an aluminium door is screened off.
Prices from the list dated 19.10.2026. The phase under construction completes on 15.09.2027. Two áticos from the earlier phase are listed with 01.10.2026.
The fifth floor holds three-bedroom, two-bathroom homes, and each has a solarium larger than the flat itself. Laid with artificial grass, it works as an open-air upper storey: dining, loungers, room for guests. In áticos 55 and 56 the stair rises from inside the flat; in 53 it starts on the terrace.
The kitchen arrives with soft-close units, a filter hood, ceramic hob, oven and microwave, plus a quartz composite worktop and splashback. Ducted air conditioning handles both heating and cooling, with the unit included and one central control. Hot water comes from an individual aerothermal system, and ventilation is mechanical.
PVC frames with a thermal break, motorised shutters in the bedrooms, lounge and kitchen, and an armoured front door. Laminate flooring in a shade picked from the developer's range. Bathrooms get a shower screen, vanity unit and backlit mirror. Solar panels power the communal services.
The specification lists no fridge among the appliances, and the dishwasher has only its connections. No flat on the price list comes with a storage room, and parking is at ground level inside the gated grounds.
Villas are on sale right next to Eden Beach too. That makes it a good spot to weigh an ático with a solarium against a house with a plot. Two-bedroom flats from the neighbours in the table start at a lower price.
A couple who want to reach the sea without a car and leave for months with the flat behind a locked gate. Friends or a large family in summer: an ático with a solarium where everyone fits round one table. A family with two children is better served by the corner flats or áticos, which have two bathrooms. Anyone needing a storage room or underground garage will not find them here.
Your phase handover date: for phase 2 the listed date has already arrived; for phase 3 it is September 2027. The deadlines for choosing flooring and kitchen colour, which the developer sets at a stage of the build. The parking space number, assigned to each flat on the list, which should go into the contract. Other options near the sea on the Costa Blanca can be compared with the search.
