Polop sits at the foot of Ponoig, about 1,180 metres of rock that locals call the sleeping lion. The day here begins at the Font dels Xorrets, where 221 spouts run with water from the mountain springs. From the square the streets of the old town climb to the Moorish castle of the 12th and 13th centuries: it reopened after restoration in May 2026, and entry is free. Inside its walls lies the old cemetery that inspired the writer Gabriel Miró's chapter "The Garden of Crosses".
About 5,800 people live here, 262 metres above sea level. The sea is about ten kilometres away, the beaches of l'Albir and Benidorm a quarter of an hour by car, and La Nucía's sports city five minutes. Without a car life here is not easy.
The market, though, is lively. In a year new builds made up more than a quarter of sales at the notary, prices across the whole market rose by 39.6%, and almost six buyers in ten are foreign, most often Dutch. A new build here is almost always a house, not a flat. My survey currently holds 6 projects in Polop, from €484,000, with the most expensive projects starting at €775,000. Handover: 2027.
