How I assign classesSunrise Beach in Muchavista is a small building of fourteen homes a few hundred metres from the beach. The flats have two or three bedrooms, and on the top floor each has its own solarium, in the largest cases close to the flat's own size.
The building stands on Calle Velázquez in El Campello, under four hundred metres in a straight line from Muchavista beach. This is a place where you walk to the sea with a towel over your shoulder. Other projects on this stretch are on new builds in El Campello.
The middle floors are compact three-bedroom flats within walking distance of the beach. The terrace is small, more of a balcony.
The top floor is the most interesting. A private roof solarium belongs to each top-floor flat, and at its largest it almost equals the rooms below. Per square metre, the top floor clearly beats the middle ones. To be clear: it wins thanks to the 40.12-73.32 m² solarium, which is counted in the metre.
Bajo B is a story of its own: a terrace of over a hundred metres, a whole courtyard in front of the flat.
Bosch appliances are all fitted in the kitchen: integrated fridge, induction hob, oven, microwave, integrated washing machine and dishwasher. GROHE sanitaryware, JUNG switches, lighting on the terraces.
Every room gets ducted cooling and heating from an inverter heat pump, with Wi-Fi control. Hot water is fully covered by an aerothermal unit in each flat.
A multi-layer façade with thermal and acoustic insulation, plasterboard partitions with dense rock wool. Anthracite aluminium thermal-break windows, electric shutters, an armoured door, fitted wardrobes. Porcelain tiles throughout and on the terraces.
The grounds have a saltwater pool with lighting and gardens, and the building has two lifts.
The main sum, seventy per cent, is paid at the notary when you receive the flat. Less than a third of the price goes out before the keys.
In my database Sunrise Beach is the only project in El Campello, with no close neighbours. Compare it with other new builds by a beach. Entry here is higher, but the building is small and the top floor has private solariums.
Anyone dreaming of a year-round seaside life with the beach on foot.
Parents with kids: a three-bed on a middle floor, lift included.
Couples who entertain: the top floor, where the solarium hosts dinners and sunbathing.
If you need a large terrace off every room, the middle floors will not suit: there it is more of a balcony.
When handover is due, and the exact contract wording.
Whether a parking space and storage room are included.
The bank guarantee on payments before handover.
What can go on the solarium: shower, jacuzzi, pergola.
