Magnolias

Magnolias is a group of villas with private pools in the Cumbre del Sol urbanisation, Benitachell. Every house has three bedrooms, yet each is laid out differently. Villa Bianca spreads its bedrooms over two levels, Villa Isora has the widest terraces, and both add a lower floor that you finish to suit your life.

Where Magnolias sits in Cumbre del Sol

Cumbre del Sol lies between Jávea and Moraira. The shore lies 1.1 km down the road from Magnolias, a short hop by car. In return, every villa stands on its own fenced plot rather than in a row of townhouses.

Magnolias villas: two layouts

In Villa Bianca a single en suite room sits on the main floor, with two more upstairs. Each has its own bathroom and access to a large terrace. The lower floor of more than 80 m² has a terrace of its own. It can become a guest suite, a gym or a study.

Villa Isora has twice the terrace space of Bianca and an infinity pool beside the living room. The covered space below can be a fourth bedroom, a lounge or a gym.

Magnolias villa prices and price per metre

Isora and Bianca cost almost the same, yet Isora's house with terraces is nearly fifty per cent bigger. That makes its metre noticeably cheaper.

What the Magnolias villas come with

Both villas follow the same specification. In winter the aerothermal system, Daikin or similar, warms the floors across the house. In summer it cools, and it heats water all year. Fresh air comes through heat recovery ventilation by Mitsubishi Electric.

Solar panels of 5.5 kW on the roof cover your own consumption. Wiring for a future EV charger is already in place. You control the house from your phone with an iPad included, and the video intercom forwards calls to your mobile.

The kitchen has Siemens appliances and a Silestone worktop. Aluminium frames have a thermal break, glazing is Climalit, and the bedroom shutters run on motors. A fence surrounds the plot, with a powered car gate, a separate pedestrian gate and a barbecue area.

Among the Benitachell villas I follow, Magnolias is the lowest entry point to a house of your own with a pool. Lirios, the closest in price, costs about a sixth more; Kalmias and Jazmines more than a third.

Which Magnolias villa suits whom

Villa Bianca suits a family that often has visitors, since each bedroom is en suite and the lower floor becomes a guest wing. Villa Isora is for people who live outdoors, with big terraces for long lunches by the water.

Buyers who picture a morning stroll to the sand will be happier in a seafront apartment. From here the water is reached by car.
