Top 5 villas with the biggest pool: Finestrat, Benissa, Benitachell

In most new villas up to 700,000 euros on my site, the pool has 15 to 22 m² of water: fine for cooling off after the beach, but hard for swimming a couple of lengths. I have gathered five villas with 44 to 100 m² of water, from a 25-metre lane along the facade to a free-form pool with a shallow beach area for children.

Rey Luis I 38, Finestrat: the pool runs the length of the facade

This top is for those who swim every morning and for those whose whole family, children and grandchildren, comes to stay in summer. How I chose the villas I explain at the end of the article.

First place: 100 m² of water, Rey Luis I 38, Finestrat

Rey Luis I 38, Finestrat

From the terraces of Rey Luis I 38 you see the sea, with the hills of Finestrat rising behind: the villa sits high on the Sea Hills slope. The main thing in this house is the water. The pool, about 25 metres long, runs the full length of the facade, and in the morning you can swim several lengths there and back rather than just take a dip. Around it is a light terrace, partly covered, so at noon in July there is somewhere to hide from the sun.

The house is already built, keys immediately. Seven bedrooms on a 638 m² plot, a living room with an island kitchen and floor-to-ceiling windows on three sides. Below the house, a whole level for relaxing: a sauna, a hammam and a separate guest apartment with its own kitchen and living room. The sea is about 6 km away by road. Price 1,900,000 euros excl. VAT.

Second place: 62.5 m² of water, Rey Felipe II 22, Finestrat

In the same Sea Hills urbanisation, with a single entrance for all residents, stands Rey Felipe II 22, a house whose pool is also 25 metres long, only narrower, 2.5 metres. It is a true swimming lane, lit and already prepared for heating, so the season easily stretches into spring and autumn. Next to it are two barbecue areas.

The house is built for a large family: eight bedrooms and eight bathrooms on four levels, 698 m² on a 1,160 m² plot. Downstairs, two independent guest apartments and a spa with a sauna, a Turkish bath and a gym. Ytong block walls 30 cm thick, thermally broken windows, aerothermal heating and underfloor heating installed throughout; the climate and the cameras are controlled from your phone. The villa is finished, the sea about 6 km by road. Price 2,600,000 euros excl. VAT.

Third place: 60.91 m² of water, Isabel, Finestrat

Isabel, Finestrat

Isabel in Finestrat is a single-storey villa with an Andalusian patio at the heart of the house: from the living room you see the olive tree in the inner courtyard through the glass. The pool, about 3.5 by 17.4 metres, runs along the house and the terrace, lined with glass mosaic and lit in the evening. At this length you actually swim, not just take a dip. The plot is enclosed by walls, with an automatic gate for the car.

Three bedrooms, a 128 m² house on a 463 m² plot, with about 53 m² of terrace. Aerothermal heating, ducted air conditioning and underfloor heating in the bathrooms. The project has 17 villas, released for sale in phases. The sea is about 3.6 km away by car. Price 715,000 euros excl. VAT, completion expected in September 2027.

Fourth place: 60 m² of water, Racó de Galeno, Benissa

At Villa Irati in Racó de Galeno the 4 by 15 metre pool sits in a garden that steps down in terraces across a 1,510 m² plot, with a shower by the water and automatic irrigation. Next to it is a covered terrace with a barbecue, and inside the house an interior patio with a tree. It is a villa for those who want space and calm: 434 m² of house and 228 m² of terraces.

Four bedrooms, each with its own bathroom, and a garage for two cars. The house is built to keep the bills low: aerothermal heating, underfloor heating in every room, heat-recovery ventilation, solar panels for self-consumption and an electric car charger. A Silestone kitchen with Miele appliances. The sea is about 3.4 km away by road. Price 3,410,000 euros excl. VAT, the villa is under construction.

Fifth place: 43.96 m² of water, Jazmines, Benitachell

Jazmines, Benitachell
Jazmines, Benitachell

Jazmines in Cumbre del Sol is built to the highest finish standard, and the pool at Villa Dune is not a rectangle: it is a free-form pool level with the house, with a shallow beach area where children play in the water while the adults swim. Around it, almost 300 m² of terraces on an 870 m² plot.

Four bedrooms and five bathrooms in a 270 m² house. The Technal or Schüco windows slide flush with the floor, and the living room carries straight on to the terrace. A Miele kitchen, 5.5 kW solar panels and a charging point are already in the specification; the house is run from two tablets. The sea is about 5 km away by car. Price 2,600,000 euros excl. VAT, the house is at the design stage.

How I chose the villas

I went through every villa with a private pool in my database, from Alicante to Dénia, whose project documents state the water area. I kept those on sale according to a price list no older than four months. The place is decided by the water area, one villa per project, the best one for its pool. Prices from the price lists of 30.09 to 23.10.2026.

Not included are villas whose last price list is older than four months, even though their pools are large: Villa Saona, Viena 14, Viena 8 and Illa Gran Canaria 25. Nor are houses where the pool is drawn on the plan but the water area is not stated. The next villa after fifth place is Petra in Finestrat, 40.24 m² of water, 915,000 euros.

The price applies to a specific villa and may not last long. On top of the price come 10% VAT and 1.4% stamp duty, plus the notary and registration.

Villas with a private pool under 800,000 euros are collected in the selection «Villa with a pool under 800,000». The price for you is the same as at the sales office, and my work costs the buyer nothing: why you are better off with me than without. Tell me what house you are looking for and I will send you what is available now.
