The pool is drawn on the ground-floor plan and appears in every render in the dossier, but it is not named in the list of specifications, nor are the blinds, the thermal break or the structure. The list is short, eight sections, and covers only finishes, brands and services.
Structure, insulation, blinds, doors, guarantees and shared areas are not covered by the list.
KLINE or similar aluminium exterior frames with a security system, Warm Edge glazing (warm-edge spacer; the document says nothing about a thermal break in the profile). Interior joinery: fully fitted DICA wardrobes in every room.

Bathrooms: INBANI furniture in lacquer or natural wood; Villeroy & Boch wall-hung sanitaryware with concealed cisterns (the document writes «VILLERO & BOSCH»); RITMONIO basin and shower mixers in stainless finish, thermostatic in the showers.

How I assign classesCasa Eme in La Nucía: a finished detached villa on an 800 m² plot, with its own pool and natural stone finishes. The house is built, and you can move in right after the purchase. It is a one-off: not a cluster of identical houses but a single villa with its own architectural character.
The villa is on Calle San Marino in La Nucía, 5.7 km from the sea. The beach, Altea and Benidorm are a drive away; in return, at home there is a private pool and an eight-hundred-metre garden.

The owners live on the ground floor and do not climb stairs every day. Upstairs belongs to children or guests, each bedroom with its own bathroom. The large workshop below easily becomes a gym, a cinema room or a wine cellar.
Floors inside and on the terraces are large-format natural stone, and the same stone clads the walls. Wardrobes in every room, a kitchen with Siemens appliances, wall-hung Villeroy & Boch sanitaryware and thermostatic showers.
Underfloor heating from a Daikin aerothermal system warms the house, and ducted air conditioning runs in summer. On winter evenings a real wood-burning fireplace is lit. The windows have a security system.
Payment is simple: 5 % on reservation, 35 % at the contract and 60 % when the keys are handed over.
The neighbouring villas in new developments cost less than half, but they repeat one design across the cluster. Casa Eme is chosen for being finished, for the plot and for the finishes of a one-off home.
People relocating to Spain permanently who want to arrive with suitcases and simply stay. Hosts of grown-up children and friends: each visitor sleeps in a private suite. A hobbyist or collector: downstairs there is room for a workshop, cellar or studio.
Anyone looking for an apartment by the sea with a stroll to the beach will not find it here.
