How I assign classesNacavi is a set of three-bedroom semi-detached houses on the Don Mar estate in La Nucía. Every house comes with its own plot, pool and garage, and only one wall is shared. Think of it as a pool villa priced like a decent townhouse.
There are 14 houses, built in pairs: six of 185 m² built area and eight of 203 m².
Plot sizes barely differ, from 245 to 284 m². So the real choice here is the size of the house, not the garden.
The larger house starts 40 thousand higher, yet its metre is lower. Each of the extra 18 m² for a study or a guest bedroom costs less than the average metre of the house itself.
The 185 m² house is spread over three levels. The lowest holds the practical side: garage, laundry, storeroom. The middle one is for daytime. Its lounge, dining corner and kitchen open onto the terrace, and a guest toilet sits by the entrance. The top level is for sleeping, with three bedrooms plus two bathrooms. From there the stairs climb on to a private roof terrace.
One system runs the climate. A heat pump heats and cools through ducts. A Koolnova controller sets a separate temperature for every bedroom. The same pump makes the hot water, and forced ventilation changes the air even with the windows shut.
Kitchen units are built to fit, with a porcelain worktop, a dishwasher hidden behind a panel and Teka appliances. Bathrooms get Villeroy & Boch and a thermostatic shower mixer. Blinds are motor-driven and black the room out completely.
The front door is armoured, the gate has a video entry phone and the garage door works by remote. Wiring for an EV charger, solar panels and pool heating is already in place.
Nacavi sits between the local townhouses and villas. Against a townhouse it wins a private pool and a separate garage. Against a villa it gives up one shared wall.
