Where it is
Tres Villas stand on Calle Cap Roig, in an estate of private houses in the south of La Nucía. The Albir beach is under 6 km by road, about 10 minutes by car; Benidorm is close too.
I call La Nucía the city of sport, and it is not just a nice phrase. The Camilo Cano sports city has more than 80 facilities: an Olympic stadium with 2,100 seats, swimming pools, tennis and padel courts, a skate park. The town has more than 40 clubs and children's sports schools, and Elian's British School teaches the IB programme. I wrote more about life here in the article La Nucía, the city of sport.
A day in this house
7:30. Coffee under the pergola. You step out of the living room straight onto the terrace: living room, kitchen and dining room, 42 m² in one space, and beyond the big windows a 21 m² pergola. In front, your own pool; beyond it, the sea and the mountains. No one else's loungers: the plot is fenced and the whole yard is yours.
8:00. No queue in the morning. The main floor has two bedrooms, 15 and 16 m², and two bathrooms. The children get ready for school, you use your own bathroom, nobody waits for anybody. The built-in wardrobes are already in the house, so everything has its place from day one.
8:30. The school run. The car is in its own space behind the fence. The British school with the IB programme is in La Nucía itself, so there is no need to drive to another town.

10:00. The lower level. This is the second floor of daily life, and it is handed over finished. In the basic version the lower level has a 39 m² living room, a 17 m² bedroom with a 7.5 m² walk-in wardrobe, a bathroom and a 7 m² storeroom. That makes a study and a bedroom for a teenager who needs a corner of their own. There is a second version: two bedrooms with walk-in wardrobes, a bathroom and a living room with its own kitchen. Then the lower level becomes a separate flat for parents who come for the whole winter, or for grown-up children. The walls here are 30 cm reinforced concrete with waterproofing, and the foundation slab is 50 cm.
13:30. Lunch at home. A kitchen with Bosch appliances and a granite or porcelain worktop. In summer lunch moves under the pergola, next to the pool.
17:00. Sport. Courts, a pool, a stadium: the sports city is in the same town, so after school the children have training and you have padel.
19:00. The sea. Ten minutes by car and you are on Albir beach. Back home, a dip in your own pool and the salt is gone.
22:00. Evening. You lower the motorised shutters and switch on the LG ducted air conditioning, two units per house. Hot water comes from aerothermal heating. The pool glows in the garden, and the plot is closed by a fence.

Three villas: how they differ
Villa 1, 720,000 euros. A 210 m² house, a plot of about 400 m², its own pool. The most affordable of the three with the same square metres.

Villa 2, 750,000 euros. The same layout as the first: the same house, the same plot, the same pool.

Villa 3, 780,000 euros. A mirror-image layout, placed differently on the plot: the same rooms, a different position for the house and the pool.
Before you reserve, I will compare all three plots with you for views and sun: a difference of 60,000 euros has to be visible to the eye.

What is inside
A thermo-clay brick facade with double mineral wool, Weber render. Alumed windows in anthracite, double laminated glazing and motorised shutters. An armoured front door, built-in wardrobes. Large-format porcelain tiles.
A Bosch kitchen or equivalent, a granite or porcelain worktop. Roca sanitary ware. LG ducted air conditioning, two units; hot water from aerothermal heating. Video intercom, pre-installation for an electric car charger. A fenced plot, a private pool, a pergola, parking.
Furniture is not included in the price: you furnish the house your way.

Tres Villas: prices and areas
| Villa | Bedrooms and bathrooms | House, built | Usable | Plot | List price | Metre* |
|---|---|---|---|---|---|---|
| 1 | 3 and 3 | 210 m² | 166 m² | about 400 m² | €720,000 | €3,429 |
| 2 | 3 and 3 | 210 m² | 166 m² | about 400 m² | €750,000 | €3,571 |
| 3 | 3 and 3 | 210 m² | 166 m² | about 400 m² | €780,000 | €3,714 |
* I calculate the metre like this: the developer's list price divided by the house area of 210 m² including the finished lower level; the pergola, plot and pool are not counted. The metre is lower here because of the lower level: it is almost half of the house's usable area.
Taxes, the notary and registration come on top of the price; I will send you the exact calculation for your purchase separately.
Where the best buy is: villa 1. All three houses have the same areas, and the first gives them 60,000 euros cheaper than the third.
How you pay. There are only two payments: 30% when you sign the reservation contract and 70% at the notary, when you get the keys. You pay more than two thirds of the price for a finished house.
Who is nearby
In La Nucía itself, Nacavi sells semi-detached houses of 186-204 m² with plots of 245-284 m², from 594,000 euros excl. VAT. Tres Villas cost more, but these are detached houses with no shared wall and a plot about one and a half times larger. If you need a cheaper house and life in a complex with a shared pool and padel court suits you, look at the townhouses of NWCIA Village, from 493,000 euros excl. VAT. And a finished four-bedroom villa on an 800 m² plot at Casa Eme costs 1,575,000 euros: for a detached house with a private pool in La Nucía, Tres Villas ask half that.
Who it suits
A family with children moving here for good: a British school, sport and the sea ten minutes away, and at home a yard and a pool of their own.
Those whose parents or grown-up children come to stay for long periods: the lower level can become a separate flat with its own kitchen.
Those who want a detached villa rather than a house sharing a wall with the neighbour, and are not ready to pay a million for it.
What I suggest
If you would like to see Tres Villas, write to me. I will send the plans of all three villas and the 360 tour, and before you reserve we will compare the plots together for views and sun. Your price is the same as the developer's; my commission for the buyer is 0%. Why you are better off with me than without me. The project page with all the figures.
