Top 5 villas with a private pool under 700,000 €: Polop, La Nucía, Finestrat

This top is for those looking for a detached house with their own pool who do not want to share the water with the neighbours of a complex. How I chose the projects I explain at the end of the article.

First place: 585,000 €, Villa Elia II, Polop

Villa Elia II stands in the quiet Novapolop urbanisation above Polop. From here to the beaches of Benidorm it is about ten kilometres. It is a detached house with three bedrooms and two bathrooms, 107 m² of living space on a 432 m² plot. The plot is the largest in the series of six villas, and it has room for a 6 by 3 metre pool with lighting, a barbecue and parking for two cars.

Above the house there is a 64 m² solarium, a comfortable place for dinner in the open air. The frame is already up, and the house can be seen in person. Inside there is underfloor heating in the bathrooms, thermally broken double-glazed windows, electric roller shutters and a fitted kitchen. The air conditioning is prepared for a ducted system.

Second place: 590,000 €, Vila Natura, La Nucía

Vila Natura has only eight villas, and each has its own pool. The most affordable one costs 590,000 euros and still gives the cheapest metre in this top: under 2,000 euros. The reason is the terraces: around the house there are 133 m² of terraces, another 57 m² of solarium on the roof and a small garden.

The house is on two levels. Upstairs, the living room with kitchen, a bedroom and a bathroom. Below, two more bedrooms, the second bathroom and access to your own terrace. The plot is 413 m², the sea can be seen from it, about 7 km away by car. Hot water comes from aerothermal heating, the air conditioning is ducted on the living floors, the bathrooms have underfloor heating and the kitchen has a built-in fridge and dishwasher.

Paying in stages is convenient: a reservation of 10,000 euros plus VAT, 20% on signing the contract, another 20% in three payments during construction and the rest at the notary. All payments before the keys are insured by law.

Third place: 599,000 €, SaliSol Hills, Finestrat

SaliSol Hills is a small project in the hills of Finestrat: the second phase has eight villas, with views of the sea and of Puig Campana. The beaches of Benidorm and La Cala beach are about ten minutes away by car, and the golf courses and Terra Mítica are close by.

Keys to the 599,000 euro villa are expected around early 2027. It has 107 m² and three bedrooms on a 362 m² plot, with two terraces of 46 and 40 m². The 6 by 3 metre pool is finished in mosaic, and there is a shower in the garden. The facade is clad in natural stone, the windows are thermally broken aluminium, the bathrooms have underfloor heating and the worktop is granite. You can walk through the project's show house on a virtual tour before you travel.

Fourth place: 605,000 €, SaliSol Golf, Finestrat

SaliSol Golf stands a few hundred metres from SaliSol Hills, but it is a different house. From here to the sea it is about 6 km by car. There are 141.5 m² on two floors: downstairs, the living room with kitchen and a bedroom with its own bathroom; upstairs, two more bedrooms, each with its own bathroom. Four bathrooms in all for three bedrooms.

The pool here is the largest of the five: 7 by 3 metres. Above the house there is a 52.5 m² solarium, and a 17 m² covered porch. A kitchen with appliances, electric blinds and air conditioning prepared. Keys to this villa in 2028.

Fifth place: 656,217 €, Amiral, La Nucía

Amiral is 24 villas with views of the bay of Benidorm or of Altea. International schools, the La Nucía sports city and supermarkets are 5 to 15 minutes away. The most affordable villa has 145.5 m² of living space on two floors and 122 m² of terraces, three bedrooms and three bathrooms, a 3.2 by 6.5 metre pool and parking for three cars.

At Amiral you can see where they did not cut corners. The facade is ventilated porcelain stoneware, and each house has its own pattern. Inside there is Saloni porcelain tile, Dekton worktops, Siemens appliances, underfloor heating from aerothermal energy and ventilation with heat recovery. There is even a place to wash your pet after a walk.

How I chose the projects

I looked through every detached villa from Alicante to Dénia in my database where a private pool is included in the price and the lowest price is no more than 700,000 euros excl. VAT. The place is decided by the lowest price of a villa in the project, one villa per development. Price lists no older than 30 days as of 16.10.2026.

Not included: villas where the pool is installed at extra cost, and townhouses with their own pool. Also not included are three projects whose last price list is older than 30 days: La Pinada in Finestrat (from 525,000), Terrazas de Alicante in Mutxamel (625,000) and Villas Puig Campana in Finestrat (700,000). I will check their prices against a fresh list, and then they will join the comparison. The next villa after fifth place: Sierra Cortina in Sierra Cortina for 690,000 euros.

The price applies to a specific villa and may not last long. On top of the price come 10% VAT and 1.4% stamp duty, plus the notary and registration.
