Why it is cheaper when nobody cut prices
Every Wednesday and every Saturday I check developers' price lists from Villajoyosa to Polop and l'Alfàs. Between 3 and 10 October the price of not one flat that was already on sale a week earlier changed in those lists. Prices came down for another reason: flats that had not been on the list returned to sale, and some of them were more affordable than the previous minimum.
The main example of the week is Allonbay Hills in Villajoyosa, a building about 450 m on foot from the sea with a pool and solarium on the roof. A one-bedroom flat is on sale there again for 240,000 euros, whereas a month ago the cheapest one-bedroom flat in the whole area cost 254,000. A two-bedroom flat in the same building costs from 325,000. In a finished complex in the same Villajoyosa, about 400 m from the sea, a one-bedroom flat with its own 27 m² garden is back on sale for 318,000, with a garage and storage room already included in the price; a week earlier the cheapest option in that format in the area cost 339,000.
For a buyer the conclusion is simple. Waiting for the same flat to get cheaper makes no sense, because developers are not touching prices. Watching the list of available flats does make sense: a good option appears without announcement and leaves just as quietly.

What went up
The opposite movement also happens without any price list decisions. When the cheapest home sells, the next one on the list simply costs more. In Polop this week the cheapest two-bedroom villa sold for 498,500, and now such a villa there costs from 525,700, that is 27 thousand more. The three-bedroom villa in the same development has held at 579,700 for a month.
In a finished complex in Finestrat the cheapest penthouse with a solarium sold for 580,000, and the next one costs 590,000. The townhouse in Finestrat gained 5 thousand in a month for the same reason: the cheapest house sold.
What came onto the market
At Alfaz Essence in l'Alfàs del Pi the developer has put all the flats in the complex on sale, not just a part as before, and kept the prices. A two-bedroom flat with its own garden costs from 278,000 there, the lowest price for a two-bedroom flat among the area's new builds. The finished Serpentine in Finestrat is on sale again: duplexes with a garden from 550,000, penthouse 590,000. And at Cumbre del Sol near Benitachell a new two-bedroom villa with a pool has come out, 143 m² on a 479 m² plot, for 740,500.

This week's cut: duplex or penthouse for almost the same money
In a finished complex in Finestrat you can now compare two ways of living on two levels. I compare by usable area from the floor plan sheets: in the developer's table the "built" metres of both formats include a share of common areas, and the price per metre based on them would look lower than it really is.
The duplex with a garden costs from 550,000. It has 148 m² of usable living space: 70 m² on the main level, with a living room and kitchen, two bedrooms and two bathrooms, and 78 m² on the lower level, below ground: a large 70 m² room, a laundry and the stairs. Outside there is a 40 m² terrace and a 55 m² garden terrace.
The penthouse with a solarium costs 590,000. It has 104 m² of usable living space, and both levels are above ground: 72 m² on the main level, with a living room and kitchen, two bedrooms and two bathrooms, and 32 m² under the roof, with a 20 m² room and a third bathroom. Outside there are two terraces, 25 m² and 13 m², and a 45 m² solarium.
The duplex gives 44 m² more living space and costs 40 thousand less, but the whole gain is on the lower level below ground: above ground the duplex has 70 m² of living space, the penthouse 104 m².
The choice depends on how you will live. In my view, if you are buying to live with your family, you need your own garden and you are fine with the biggest room being on the lower level, the duplex gives more space for the money. If you are buying a home for holidays and evenings on the roof and want every room above ground, the penthouse is worth its 40 thousand.

This week's selections
The selection "The five most affordable new builds" collects the five cheapest flats to live in, available now from Alicante to Dénia, without tourist apartments. This week the most affordable one is a one-bedroom flat in Villajoyosa for 240,000, about 450 m on foot from the sea.
The selection "A house with a garden instead of a flat" is for those who want their own home with no neighbours above for the price of a large flat. The cheapest option is a ground floor flat with a garden near Dénia from 370,000 with a garage included, and the finished duplex with a garden from this week's cut costs from 550,000.

Subscribe on TelegramNumbers of the week
About 5% of what is left on sale sells within a month: 4.7% for flats, 5.0% for villas. In the 22 complexes I follow every week, 73% of flats and houses are sold or reserved, almost three out of four.
Lowest price at the area's developers, excl. VAT
| Format | 10.10.2026 | 15.09.2026 |
|---|---|---|
| 1-bedroom flat | €240,000 | €254,000 |
| 2-bedroom flat | €278,000 | not compared |
| 3-bedroom flat | €406,000 | not compared |
| Townhouse | €430,000 | €425,000 |
| 3-bedroom villa | €579,700 | €579,700 |
I do not compare two- and three-bedroom flats with 15.09: since mid-September a new complex in l'Alfàs joined my list, and the difference reflects the wider list, not a price move.
What I would buy this week
Now from numbers to a decision. If I were buying now, I would start from something simple: there is no point waiting for a discount, and a good option has to be taken while it is on the list.
If the budget is up to 250 thousand and you want to live by the sea, I would take the one-bedroom flat at Allonbay Hills for 240,000. The sea is about 450 m on foot, there is a pool on the roof, and payment is spread over the whole build: 20% at contract including the reservation, another 20% before completion and 60% on the keys in early 2029.
If you need the keys now and plenty of space, I would look at the duplex with a garden at the finished Serpentine for 550,000. That is 148 m² of usable living space, 78 m² of it on the lower level below ground, plus a terrace and garden, and you can see the house in person today rather than on a plan.
If you are thinking of a villa, in my view there is no discount to wait for in Polop. The three-bedroom villa has held at 579,700 all month, and the two-bedroom one went up by 27 thousand after the cheapest one sold. Here the one who decides earlier wins.
In all three cases your price is the same as at the sales office. My job is not a discount but making sure you do not overpay for the wrong floor and choose the flat that fits your plan: why you are better off with me than without me. Tell me what you are looking for and I will put together a selection for your budget.
How I calculated
The lowest price is the cheapest price of an available flat or house of the given format on the developer's latest price list, excl. VAT. I count as available only a flat marked as available on the list; reservations and sold units are left out. The area is Benidorm and about 20 minutes around it: Finestrat, La Cala, Villajoyosa, La Nucía, Polop, l'Alfàs, l'Albir, Altea, El Campello. The share that sells within a month is calculated from the price list history of the last 90 days across 23 projects in the area. Areas in this week's cut are usable areas from the developer's floor plan sheets: in this complex the developer's "built" metres include a share of common areas, so I do not calculate the price per metre here. More on sales speed: how fast new builds sell around Benidorm.
