Myth 1. "Prices are not changing, so the market has frozen"
Every Wednesday and every Saturday I compare the price lists of the area's developers. This week five of them came out in a new edition, and in two only the date in the header changed. Not a single new price.
Yet in those same days a villa sold for 755,000 in a villa development in Polop, a single-storey villa with a patio and its own pool was reserved in Finestrat for 715,000, and a flat was reserved for 495,000 in a gated development in Finestrat. Three homes in a week, and none of them had been reduced beforehand.
The market is not standing still, it is moving quietly. About 5.4% of what is on sale in the area sells within a month. A buyer opens the listing, sees the same price as a month ago and decides there is no rush. But over that month the choice has shrunk by more than one home in twenty.
Myth 2. "They will sell the last house in the development cheaper"
In a villa development in Polop, where the villas have their own pool and a basement, the most affordable villa sold this week for 755,000. Now a four-bedroom villa in that development costs 775,000 and will be finished in the third quarter of 2027.
The developer has not raised the price. It is simply that when the most affordable house sells, the next one on the list costs more, and for a buyer that is the same 20 thousand as if the price had been raised.
Myth 3. "New homes have come out, so the older ones will get cheaper"
On 20 October a developer in Finestrat opened sales of new single-storey villas: three bedrooms, a central patio in the Andalusian spirit and a private pool along the house. All the new ones cost 715,000, exactly the same as a villa in the same development that had been on sale since September.
The logic of "there is more supply on the market, so the older villa will get cheaper" did not work. By 23 October, three days after the new ones came out, that very villa was reserved, at the same price of 715,000. The new release did not push the price down: here the new homes were not priced below the older ones.
Myth 4. "A house that has been on sale for a long time will soon be reduced"
This is the most common expectation, and the week answered it three times. The finished Serpentine in Finestrat reissued its price list on 22 October: duplexes with a garden from 550,000, penthouse with a solarium 590,000, the same figures as on 8 October. In Sierra Cortina the prices of flats and villas have held since September. And in a seafront building in El Campello with only 14 flats, a three-bedroom flat costs 420,000, as it did in June.
Over the last two weeks there was a single reduction in the area: a top-end villa in Finestrat came down by 50 thousand. That is the exception, not the rule. The area's developers are holding their prices for now and waiting for their buyer.
Myth 5. "Villas sell more slowly than flats"
It seems that a 700 thousand house looks for a buyer longer than a 300 thousand flat. My series does not confirm this. For flats 4.9% of what is on sale goes within a month, for villas 6.9%. There are fewer villas in my calculation, and this week's two quick deals noticeably lifted their figure, so I am not saying villas sell faster. But they do not sell more slowly either: of the three homes that went this week, two are villas.

This week's selections
If you are looking at a house with its own pool, have a look at the selection "Villa with a pool up to 800 thousand": this week's villas in Finestrat and Polop fit right into that budget. And if you need the keys soon, the selection of homes where the keys are not three years away will help.
What it means for a buyer
Waiting for the same list price to come down made no sense this week, and nothing suggests November will be different. What decides is not the price list but how many options will be left when you are ready. That is why I advise deciding first what you need and then buying, without waiting for a discount.
If you need a finished home with the keys now, I would look at the duplex with a garden in the finished Serpentine from 550,000: you can see the home in person, not on a floor plan.

If you need a flat with a garden at ground level, in Sierra Cortina a three-bedroom flat with a garden costs from 495,000, and the sea is about 4 km away by car.

If you need a large house, a four-bedroom villa with a 4 by 10 metre pool and a basement at Venecia V in Polop costs 775,000, with keys in the third quarter of 2027.

In all three cases your price is the same as at the sales office. My job is not a discount but making sure you choose from the whole area and do not overpay for the wrong home: why you are better off with me than without me. Tell me what you are looking for and I will tell you where it is available now.
How I calculated
The lowest price is the cheapest price of an available flat or house of the given format on the developer's latest price list, excl. VAT. I count as available only what the list marks as available; reservations and sold units are left out. The area is Benidorm and about 20 minutes around it: Finestrat, La Cala, Villajoyosa, La Nucía, Polop, l'Alfàs, l'Albir, Altea, El Campello. The share that sells within a month is calculated from the price list history of the last 90 days across 32 complexes in the area; there are 12 villa complexes and 19 flat complexes in the calculation, so the villa figure is more sensitive to individual deals. I will start giving the monthly change in this share once the series has a point from four weeks ago on the same method. More on sales speed: how fast new builds sell in the Benidorm area.
