Who I show this house to
When clients ask for a villa near the sea, they mostly picture a pool and a terrace. Rey Luis I 38 is a house I show to other people: those who need a spa of their own at the end of a long day, separate accommodation for grown-up children and a place for guests that does not get in the way of their own life. Let's walk through the house the way I take clients through it: from the gate, through the living floors and down to where the heart of this villa is.
The gate and the garden
The house stands on a 638-metre plot. The first thing you see in the garden is the pool of about 100 metres. It is a pool for swimming, not just for cooling off in the heat: in the morning you can do your lengths without driving to a sports club. The house is finished, so you are not looking at a render of the garden but at a real one that you can walk around and picture where the sun loungers and the dining table will go.
Ground floor: where the day goes by
The living room, kitchen and dining room are one space of almost 59 metres here. From it you step onto a covered terrace of about 30 metres, and in hot weather all of life moves out there: the table in the shade, the pool two steps away.
On the same floor there is a bedroom of about 19 metres with a bathroom next to it and a separate guest toilet, so guests at dinner do not walk through your rooms.

The white kitchen with its island shares the space with the living room and looks onto the terrace.

Upper floor: the bedrooms
Upstairs there are three bedrooms. The largest is almost 23 metres, the owners' room, with a walk-in wardrobe of about 7 metres next to it. The other two are about 14 metres, comfortable as children's or guest rooms. There are also three bathrooms on this floor, and in the morning nobody waits for anybody at the door.
Upstairs there are two open terraces: a large one of about 30 metres and a small one of about 10. The large one is your morning room in the open air, looking out over the hills to the sea.

Lower level: the heart of this house
Now we go downstairs, and here it becomes clear why this villa is worth its price. The lower level is larger than the whole house above ground. It holds a sauna and a hammam, a separate apartment and a garage for two cars.
A spa of your own changes the rhythm of life. In winter, when evenings on the hill are cool, you go down to the sauna without leaving the house or buying a membership. And the apartment answers a question that sooner or later comes up in every family with a villa: where do grown-up children, friends visiting for a week or the housekeeper live? They live with you, but in their own apartment rather than in your living room.
Altogether the house has seven bedrooms, counting those in the apartment.

Where it is
Sea Hills is a quiet urbanisation of villas in the hills of Finestrat. Benidorm is a few minutes away by car, the beaches about 6 kilometres by road, La Marina shopping centre is nearby, and so is the motorway junction. In the evening it is quiet here, and the sea is close whenever you want it.
According to notary data, almost half of all home sales in Finestrat over the past year, 49%, were new builds, the highest share in the area. Finestrat is now the main place on our coast where new homes are being built, and a finished villa here is sold in a setting that keeps growing.

Rey Luis I 38: what you get for this price (price list of 30.09.2026, excl. VAT)
| What | How much |
|---|---|
| Price of the villa | 1,900,000 € |
| Bedrooms | 7, including the apartment on the lower level |
| House with terraces above ground, built area | 266.19 m² (house 197.25 + terraces 68.94) |
| Lower level: spa, apartment, garage for 2 cars | 324.50 m² built with garage; 236.54 m² usable without garage |
| Pool | about 100 m² |
| Plot | 638 m² |
| Metre* | 3,779 €* |
| To the beach | about 6 km by road |
* I calculate the metre like this: the list price excl. VAT divided by the area of the house with terraces and the lower level without the garage (502.73 m²); garage, pool and plot are not counted. The metre is lower because of the 237 m² lower level and 69 m² of terraces; by the house above ground alone it is 9,632 €.
The metre* comes out at 3,779 euros, and it needs to be understood correctly. The area includes the lower level with the spa and the apartment: 237 usable metres without the garage, because the plan gives no built figure without it, so this is a low estimate. By the house above ground alone, without terraces or the lower level, the metre would be 9,632 euros. You are not paying for expensive living-room metres but for a whole floor that most villas simply do not have.
On top of the price come 10% VAT and stamp duty, plus the notary and the land registry. I will send you the full calculation with taxes within the day.
Who is next door
A few houses along the same street, Rey Luis I 44 is for sale at 1,800,000 euros. There the plot is larger, 712 metres, and so is the house above ground, 304 metres with terraces against 266 here, with a garage of almost 96 metres, but no spa and no apartment. The choice between them is simple: what you need more, extra metres of garden and house, or your own spa and separate accommodation for guests. Both villas are finished, and I will show you both on the same day.
On the next street there is Rey Felipe II 22: 8 bedrooms, a 1,160-metre plot, 2,600,000 euros. It is the next step up if you need an even bigger house.
Who it suits
For a family whose grown-up children come with families of their own: the apartment downstairs gives them their own space and gives you peace and quiet. For people for whom a spa is not a luxury but a habit: a sauna and hammam at home work every evening, not once a holiday. And for those buying a villa for the long term who want to see a finished house, not a render. If you are looking specifically for a finished home, see my selection of homes with keys now.
What next
If a house like this feels right to you, write to me: I will arrange a viewing of Rey Luis I 38 and, if you like, of the neighbouring Rey Luis I 44 on the same day, so you can compare them in person. Your price is the same as the developer's, and I handle the whole deal for you, from the reservation to the notary. Why you are better off with me than without me.
