How I assign classesRey Felipe II 22 is a finished villa in the Sea Hills estate, Finestrat: eight bedrooms, eight bathrooms and 698 m² on a 1160 m² plot. The two upper levels belong to the owners, while below sit two self-contained guest apartments and a private spa.
The villa is on Calle Rey Felipe II 22, in an estate with a single entrance. The sea is 6.1 km away.

The two apartments downstairs run independently. Grown-up children, parents, guests or live-in staff get their own kitchen and bathroom without crossing paths with the owners.
At 25 metres long and 2.5 metres wide, the pool lets you swim proper lengths, wall to wall. It has lighting and is pre-installed for heating.
Outside there are two barbecue areas and gardens, and the terraces are laid with non-slip porcelain.
A Porcelanosa kitchen with Miele or equivalent appliances and a ceramic worktop. Walk-in wardrobes in the main bedrooms, timber wardrobes in the rest, and extra tall interior doors.
Walls are 30 cm Ytong blocks, frames are Cortizo with a thermal break and laminated solar control glass. Aerothermal energy heats the water and the Uponor underfloor system across the house, and air conditioning runs through ducts with Airzone zones.
The smart home is run from your phone: blinds, video entry, climate and CCTV. There is a water leak detection system, a motorised gate and a gentle drive.
The neighbouring projects in the area are villas of a different scale, roughly four times less expensive.
A multi-generation family: each gets its own level and its own kitchen. Hosts with a steady flow of guests, or owners who want staff living on site. People for whom training and recovery are routine: spa, gym and a long pool at home. Anyone keen to unpack this season: the villa is built.
How many cars fit on the plot: best seen in person. What a large heated pool costs to run. Whether tax is included in the €2,600,000. Finished or nearly finished alternatives live in my quick handover list.
