Jacuzzi on the solarium as a pre-installation only.
Reinforced concrete frame, one-way in-situ slab with concrete infill blocks, ventilated crawl space under the ground floor; checks by an independent technical inspection body (OCT). Roof and ground-floor slab insulated with extruded polystyrene, impact sound insulation on the first-floor slab. Façade: double hollow brick, 6 cm polystyrene and rock wool in a plasterboard lining, reflective insulation on columns, white render, Teakwood 30x60 natural stone cladding per the design, Capri limestone sills.
Built-in wardrobes lined inside. Kömmerling PVC windows (Premiline sliding, 76 AD Xtrem casement) in black, Climalit double glazing with Guardian Sun low-emissivity solar-control glass, electric blinds in the lounge and bedrooms.
15 mm plasterboard partitions with 50 mm rock wool, suspended plasterboard ceilings with curtain recesses. Porcelain floor with flush skirting, the same in non-slip class C3 outside; bathrooms tiled to the ceiling. Floor-to-ceiling white lacquered MDF doors, pocket sliding door; Dierre Sparta 5 armoured entrance door with multipoint lock.
Kitchen: Nebraska oak units with gloss white, Compac Calacatta quartz worktop, EAS/Johnson appliances (integrated extractor, 60 cm ceramic hob, dishwasher, integrated fridge, oven, microwave). Bathrooms: wall-hung vanity units, Silestone worktops, TECE frames, TRES mixers.
Hot water: Ariston Nuos Plus S2 wifi 150 l wall-mounted heat pump. 2 kW electrics, Niessen switches. Ducted heating and cooling in the lounge-kitchen and bedrooms, EAS Electric multi-split of 7. 2 kW upstairs; Coolwell Brofer heat-recovery ventilation. Communal aerial, TV and RJ45 sockets in the lounge and bedrooms, video entry phone.

How I assign classesDoña Patro IX in Benijófar is a small enclave of twelve three-bedroom villas. Every house has a private pool, a roof solarium and three bathrooms. Air conditioning, kitchen appliances and paving are already in the price.
Benijófar lies inland in the Vega Baja, away from the holiday building along the coast. The sea is 11.5 km off: the beach is a car trip, and home has its own pool. More villas around here are listed on villas in the Vega Baja.
Downstairs everyone gathers in one open kitchen, dining and lounge space leading out to a covered porch and the pool. Next to it sits a guest bedroom with a private shower. Upstairs are two bedrooms, each with its own bathroom. The stairs continue to the solarium, already prepared for a jacuzzi.
Every villa has identical built metres; the land and the key date vary. The solarium, about a third the size of the house, makes a summer dining spot for a big group.
The plot and the solarium are tiled, the pool is built, and the kitchen comes with an integrated fridge, dishwasher, oven and microwave. Air conditioning runs through ducts, the shutters are electric, and indoor and outdoor lighting is fitted. The boiler is a heat pump. A recovery unit in the ventilation brings in clean air while windows stay shut. Frames are black, the glass reflects summer sun, the entrance door is armoured, and a motor opens the car gate.
In Benijófar itself, of the new builds I follow, only apartments sit next door. Buyers wanting a standalone home with its own pool head to neighbouring villages, so compare with those.
Families with kids who want their own pool by the house plus a downstairs room for grandparents or guests. Couples living in the south year round: a bedroom and shower downstairs spares the stairs on weekdays, and the solarium waits for Sundays. Anyone hoping to stroll to the beach each morning should look at the coast: here a car is essential.
The completion month of your villa in the contract: it differs from house to house. The solarium jacuzzi: only the preparation is included, the tub itself is bought separately. The plot size: it decides how much garden fits around the pool. Similar homes across the Costa Blanca are in the search.
