Why a day and not a render
Most of the villas I am showing in Finestrat right now are still under construction, and buyers choose them from pictures and drawings. With Rey Luis I 44 it is simpler: it is finished, so I can tell you not what it will be like, but how an ordinary day goes in it. We will go through it hour by hour and gather the numbers at the end.
7:30. Coffee upstairs
The day begins on the upper floor. There are three bedrooms, two bathrooms and a walk-in wardrobe, and the rooms open onto open terraces: the large one of almost 40 metres and a second one of 12. Forty metres is the size of a good living room, only without a ceiling, so morning coffee here is not drunk on a balcony by the railing but at a table, with a panorama of the sea ahead and the Puig Campana behind you.
The bedrooms upstairs are almost the same size, about 15.5 metres each, which suits a family with children: nobody gets «the small room», so there is nothing to argue about.

8:30. Out of the garage
The car did not spend the night on the street but under the house. The whole lower level, almost 140 metres, is given over to the practical side of life: a garage of almost 96 metres, a separate storage room of about 9 metres and a plant room. In summer the car stands in the shade and does not heat up, and the bikes, suitcases, golf bags and children's scooters live downstairs, not in the hall.
From Sea Hills you are quickly on the main road: Benidorm is a few minutes away and La Marina shopping centre is close too, so the morning errands take half an hour rather than half a day.

13:00. Lunch by the pool
In the middle of the day life moves down to the ground floor. The living room, kitchen and dining room are one space of 54 metres here, with a 14-metre hall next to it, so the entrance does not turn into a walk through the kitchen. From the living room you step onto a 24-metre covered terrace, and beyond it is the 36-metre pool.
This is the best picture of the house: you have lunch in the shade while the children swim where you can see them. The plot is 712 metres, so around the pool there is room for sun loungers and for the neighbours not to hear every word you say.

The kitchen with its island and the living room, with no partitions between them, face the terrace: whoever is cooking does not have their back to the family.

16:30. The sea
The beaches of Benidorm are about 6 kilometres away by road, around ten minutes by car. Life on the hill works like this: the sea is close whenever you want it, and in the evening you come back to the quiet of the urbanisation rather than the noise of the promenade.
19:00. The guests arrive
On the ground floor there is one more bedroom, almost 20 metres, with its own bathroom, and a separate guest toilet. That means guests at dinner do not walk through your bedrooms, and if your parents come for a month they live downstairs: if the stairs are hard for them, they simply do not need them.

22:00. Evening
Dinner ends on the covered terrace by the pool. Below, all the way to the sea, the lights of the coast are shining. The children are already upstairs, the guests in their room downstairs, the cars in the garage, and only you are left in the garden. It is for an evening like this that people buy a villa rather than a flat.

Rey Luis I 44: what you get for this price (price list of 30.09.2026, excl. VAT)
| What | How much |
|---|---|
| Price of the villa | 1,800,000 € |
| Bedrooms and bathrooms | 4 bedrooms, 3 bathrooms and a guest toilet |
| House with terraces, built area | 304.44 m² (house 225.40 + terraces 79.04) |
| Lower level with garage and storage | 139.10 m² |
| Pool | 36 m² |
| Plot | 712 m² |
| Metre* | 5,912 €* |
| To the beach | about 6 km by road |
* I calculate the metre like this: the list price excl. VAT divided by the built area of the house with terraces; the lower level, the pool and the plot are not included.
Look carefully at the metre*: 5,912 euros is the price of the house above ground with its terraces only. The 139-metre garage and storage, the pool and the 712-metre plot come on top of that figure. That is why comparing this villa by the metre alone with houses that have no lower level is not right: here you get more usable space for the same money.
On top of the price come 10% VAT and stamp duty, plus the notary and the land registry. I will send you the full calculation with taxes within the day.
Who is next door
On the same street, a few houses away, Rey Luis I 38 is for sale at 1,900,000 euros. It follows a different logic: downstairs there is a sauna, a hammam and a separate apartment, the pool is about 100 metres, but the plot is smaller, 638 metres, and so is the house above ground, 266 metres with terraces against 304 here. If your own spa and accommodation for guests matter more to you, look at that villa; if it is the garden, the garage and space in the house itself, this one.
On the next street there is Rey Felipe II 22: 8 bedrooms, a 1,160-metre plot, 2,600,000 euros. It is a house for a very large family or for people who have guests all the time.
And if you do not need four bedrooms and a large garage, on this same street there are the three-bedroom villas of SaliSol Hills, from 599,000 euros.
Who it suits
For a family with children and two cars who want to move now, not in two years: the bedrooms upstairs are equal, the garage is large and the pool can be watched from the living room. For buyers whose parents or grown-up children come to stay for long periods: the bedroom with its own bathroom on the ground floor solves that without compromise. And for those who do not want to buy from renders: you can walk through this house, open every door and only then decide.
