Walls of 30 cm Ytong aerated concrete blocks, 10 cm Ytong partitions, with good thermal, acoustic and fire performance. Roof with 12 cm insulation, waterproofed with torch-on bitumen membranes, all roofs flood- or spray-tested; retaining walls with drainage trenches and bitumen waterproofing. The façade combines white monolayer render and Porcelanosa or similar porcelain cladding.
Indoor floors in Porcelanosa or similar porcelain, outdoors also Porcelanosa or similar. Laminated double glazing with cavity and solar control, 8+8 laminated glass balustrades with polished edges.
Plasterboard ceilings in dry areas and white aluminium slats in wet areas.
Bathrooms fully fitted (sanitaryware, mixers, furniture, mirrors, shower screens), kitchen fully equipped.
Services: sound-insulated separate rainwater and foul drainage, LED lighting, ducted heating and cooling, aerothermal hot water and heating, water underfloor heating throughout, Airzone temperature control, balanced ventilation with heat recovery.

How I assign classesViena 8 is a pair of twin villas in the Sierra Cortina estate, Finestrat. Next to its two street neighbours it costs less and sleeps more. You get five bedrooms and four bathrooms across 365 m².
The plots are at number 8 on Calle Viena, 4.1 km from the beach. Each occupies a plot of 590 m².

The ground floor has open plan living, dining and kitchen, a bedroom with a bathroom and the lift. The living room opens onto a covered terrace of 12.45 m². Upstairs is the owners' floor: three bedrooms and two bathrooms.
Down in the semi-basement you find bedroom five, with its own bath and dressing room. The storeroom, garage and plant room share that level. The layout suits three generations: grandparents by the living room, parents and children upstairs, a grown-up son or a guest below.
Walls are 30 cm Ytong blocks, windows have double laminated solar control glass, and railings are glass. Aerothermal energy supplies hot water and feeds water underfloor heating through the whole house.
Cooling and heating travel through concealed channels, zoned with Airzone. A recuperator swaps stale air for fresh while keeping the warmth. The house is smart, and a three stop lift is pre-installed. Floors are Porcelanosa or equivalent; kitchen and bathrooms are handed over complete.
The overflow pool is finished in mosaic. Beside it there is a barbecue under a pergola, a solarium sits on the roof, and the garage ramp is cobbled.
Viena 3 and Viena 14 are a stone's throw along the same street, and both cost more.
A big family or several generations under one roof: there are bedrooms on every level. Frequent hosts: a guest room is available both by the living room and downstairs. Owners of several cars: there is space for four. Anyone planning to grow old here: the lift will link every floor.
Timing: the project was approved by the architects' college in October 2024, so write the handover date into the contract. The price of the lift, currently a pre-installation. Which of the two villas suits you better by plot. Homes with similar specs can be filtered in search.
