A villa on four levels

The ground floor is for family life. The living room and kitchen lead out to a covered terrace, one step from the pool. At night the water is lit and runs down the wall as a cascade; a salt system keeps it clean. The first floor is for sleeping and has its own terrace. Above it is the solarium, for breakfast in the sun and evenings under the stars.

The most interesting level is the lowest one. The basement has its own entrance and a light patio, and it is handed over as one open space. Owners shape it as they like: gym, home cinema, guest rooms or an office where clients come in without walking through the house. Finishing the basement and a lift to the ground floor are ordered as extras.

What is done for you

The kitchen comes with a full set of Miele appliances. Bathrooms get Roca sanitary ware and Hansgrohe mixers, and the floors are large porcelain slabs. Fitted wardrobes and a furnished laundry room are in the price too. Room furniture is bought separately, so set part of the budget aside for it.

The house is built for all twelve months. Air conditioning runs through ducts, each room on its own thermostat. Bathroom floors are heated. With the windows shut, a heat-recovery system keeps swapping stale air for fresh. Shower water is warmed by an aerothermal pump, and solar panels add their share of power. A smart home system runs lights, scenes and blinds, and an electric car charger is installed.
