How I assign classesEight four-bedroom villas make up Don Julio, La Nucía, every one with its own pool. It sits in the Bello Horizonte urbanisation, between La Nucía and Altea. The house is built for living all year round: water underfloor heating, solar panels and a rooftop solarium.
Espigó beach in Altea is about five kilometres away by road, so the sea means a drive. Around it is a neighbourhood of private houses. The eight plots share a gated common area with a remote-controlled entrance.
To compare, every villa in town is listed under La Nucía villas.
There are two living floors. The ground floor is larger than the upper one, and the house has a covered porch plus two open terraces. On top is a flat roof with a solarium, a third floor under the sky for loungers, dinners or drying laundry. The car parks under a canopy on your own plot.
Four bedrooms and three bathrooms give everyone a room and spare guests a morning queue. The show house is already open, so you can walk through the layout before reserving.
Load-bearing walls of 30 cm Ytong blocks hold warmth in winter and coolness in summer. Windows have thermal breaks and low-emissivity glass. Every room has water underfloor heating with its own thermostat, air is cooled by zones and a tank with heat recovery supplies hot water. Up on the roof, solar modules generate electricity.
The handleless kitchen comes with Siemens appliances, next to a laundry room with washer and dryer. Blackout curtains are motorised; lights, curtains and leak and smoke sensors run from a touch-screen home automation panel. The terraces have bioclimatic pergolas with adjustable slats. The pool has salt chlorination and lighting, the garden has automatic irrigation, and wiring for an electric car charger is in place.
The houses are handed over in turns: the first four in 2027, the rest in 2028.
Prices from the August 2026 catalogue. House 8 has the largest plot of the eight, close to a thousand metres.
The four-bedroom townhouses at NWCIA Village cost less, but a private pool there is an extra. At Don Julio it comes with every house.
A large family moving to the coast for good: four bedrooms, three bathrooms and a private pool outside the back door.
People who watch their bills: aerated concrete walls, roof panels and underfloor heating earn their keep in January as much as in August.
Remote work fits too: one bedroom turns into a study and the solarium into the place for the evening after calls.
Less suited to buyers who want a beach on foot, or who struggle with stairs to the roof. Lift-served flats by the water show up in the search.
